How much do I need to pay up front?
One months rent in advance and an equal amount for the early termination fee. So for example on a £400 a month flat you will need £800 up front.
What is the Early Termination Fee?
When you sign up you are agreeing to a contract of 12 months. We appreciate that your circumstances might change and unlike most agencies are prepared to release you from your contract early. However providing this flexibility is at a cost and should you wish to leave before the end of the 12 months you will lose your early termination fee.If you leave at the end of the 12 months, providing you give us a months written notice we will return your early termination fee. Should you not wish to move out we will sign you up to a new agreement.
ARE THERE ANY APPLICATION OR CREDIT SCORING FEES?
There are no credit scoring fees or application fees. We do however require a guarantor from all tenants.
What is a guarantor and why do I have to have one?
A guarantor is a UK home owner that acts as a guarantee that you will pay your rent. They would be responsible for your rent should you leave without giving the agreed notice or become unable to pay during your rental period.
WHAT HAPPENS IF I CANT PROVIDE A GUARANTOR?
If you are unable to find a guarantor we will accept an equivalent of 3 months rent to be held against your account. This money is held as security and cannot be used by you to pay any rent.
DO I NEED TO GIVE NOTICE SHOULD I WISH TO LEAVE?
Yes , 1 months written notice is always required should you wish to leave part way through or at the end of the contract.
Does the rent include bills?
The bedsits include some / all bills, the studio apartments and flats due to their very nature are self contained. You are therefore responsible for all your own bills including council tax.
Are there any extra costs?
No.
How quickly can I move in?
Today! Simply choose your flat, bring your deposit, early termination fee and guarantor and we will give you the keys!
Do you take housing benefit?
No.
Can I keep pets?
No.

Do you own all the properties?
Yes. You get the best possible price without any middle men taking a cut. With the added comfort that when anything goes wrong – we can rectify it straight away for you with our on site maintenance team.
Is the property furnished?
We can provide both. Please see the particulars of the individual property you are interested in. If they are not furnished we do offer a furnishings package that should offer you excellent deals on the basics you may need. Does the property have white goods?

What if there is a problem with the flat?
Simply call our office or email us. We aim to respond to queries within 24 hours.
Can I decorate?
Yes, as long as when you return the flat to us in the same condition as when you found it. If in any doubt – please just ask.
